Start with the loan amount you can live with—not the maximum a lender offers

A home-loan decision has at least four numbers: the property price, your own contribution, the amount borrowed and the monthly cash flow left after the EMI. Eligibility answers what a lender may be willing to sanction. Affordability asks what still leaves enough room for emergencies, insurance, maintenance, other goals and a possible rate reset.

Read the EMI together with total interest

A longer tenure reduces the monthly EMI but can increase the total interest dramatically. For the same principal and rate, stretching the tenure is not a free affordability improvement; it moves cost from the monthly budget into the lifetime of the loan.

When comparing two loan structures, keep at least these figures side by side:

Affordability needs a buffer

Rules of thumb such as keeping total EMIs within a percentage of take-home pay can be a useful starting check, but they are not universal. A household with variable income, school fees or dependent parents can have a very different safe EMI from another household with the same salary.

A stronger test is to run the budget after the EMI and then repeat it under a higher interest-rate scenario. If a modest reset would force you to stop retirement investments or rely on revolving credit, the original EMI was not comfortably affordable.

Fixed versus floating: compare the contract, not the forecast

A floating loan can become cheaper or more expensive as its benchmark and spread change under the lender's framework. A fixed-rate product can provide certainty for a stated period, but the sanction document may still contain refixing conditions.

RBI's framework for floating-rate EMI-based personal loans requires lenders to communicate the impact of rate resets and provide prescribed choices in applicable cases. That makes the reset mechanics a document-reading task, not a rate-prediction exercise.

Prepayment works because it reduces principal early

Interest is charged on outstanding principal. A prepayment therefore reduces the amount on which future interest is calculated. The earlier it occurs, the more future interest periods it can affect.

After a prepayment, a borrower may prefer to keep the EMI similar and reduce tenure, or reduce the EMI and keep more of the original tenure. The first approach generally produces larger interest savings because principal falls faster, though cash-flow needs can justify the second.

Balance transfer: calculate the break-even point

A lower rate on another lender's offer is not automatically a saving. Add processing, legal, valuation, documentation and other transfer costs, then compare those costs with the interest reduction over the period you realistically expect to keep the new loan.

A transfer late in the loan can be less valuable than it looks because a large share of the original interest may already have been paid and the remaining balance may be much lower. Extending the tenure after transfer can make the EMI look attractive while weakening the total-cost case.

Credit score affects price and approval, but not in isolation

Lenders consider credit history along with income, obligations, property and their own underwriting policy. A higher credit score can strengthen the application and may affect pricing, but there is no universal rate table where a particular score always produces a particular home-loan rate.

Before applying widely, check the credit report for errors, reduce avoidable high-cost debt and avoid treating multiple applications as a substitute for improving the underlying repayment profile.

Tax benefits should not justify an unaffordable loan

Home-loan tax treatment can differ by regime, property use and the specific component of repayment. HRA can also be a separate question where the factual conditions are met. Treat tax as an after-tax cost adjustment to a loan that already makes sense—not as a reason to borrow more.

A practical sanction-letter checklist

Before signing, identify:

  • the benchmark and spread used for a floating rate;
  • how and when the rate can reset;
  • whether EMI, tenure or both can change;
  • prepayment conditions applicable to the product;
  • processing and recurring charges;
  • insurance products that are optional or bundled;
  • the disbursement schedule for under-construction property;
  • consequences of delayed builder demand or possession;
  • how part-prepayments are applied to the amortisation schedule.

A decision sequence that keeps the house from crowding out the rest of your finances

  1. Decide the down payment without emptying the emergency reserve.
  2. Set an EMI that leaves room for long-term goals.
  3. Stress-test the EMI at a higher rate.
  4. Compare the total interest across realistic tenures.
  5. Read the reset and prepayment terms.
  6. Treat tax benefits as secondary.
  7. Plan how bonuses or surplus cash would be split between prepayment and other goals.

The best home-loan structure is not necessarily the one with the lowest starting EMI. It is the one the household can continue to service without repeatedly sacrificing higher-priority financial needs.

Separately, RBI's 2025 prepayment Directions apply to covered loans sanctioned or renewed from 1 January 2026. Frequently asked questions

Is a 20-year home loan always better than a 15-year loan because the EMI is lower?

No. A longer tenure usually reduces EMI but increases total interest if the rate and other assumptions stay the same. Compare both cash flow and lifetime cost.

Should I choose fixed or floating if I think rates will fall?

A rate view is uncertain. Compare the actual contract, premium for fixed-rate certainty, reset rules, prepayment flexibility and how much payment volatility your budget can absorb.

Does prepayment reduce EMI or tenure?

It can do either depending on the lender and your instruction. Keeping EMI similar and reducing tenure generally saves more interest than reducing EMI, but liquidity needs matter.

When is a balance transfer worth considering?

When the expected saving over the realistic remaining holding period exceeds all switching costs by a meaningful margin and the new loan terms are not worse in other important ways.
